Smart Hiring: Vetting Your Fort Collins Asphalt Contractor

Don't get stuck with a bad paving job. I'm sharing what I've learned over the years about how to really vet an asphalt contractor here in Fort Collins before you hire them.

Alright, you've decided it's time for a new driveway or some serious asphalt repair. Good call. But finding the right crew to do it? That's where a lot of folks get tripped up. You want someone reliable, someone who knows their stuff, and someone who won't cut corners. Here's how you can make sure you're hiring the real deal.

What to Ask Before They Even Quote

Don't just jump straight to the price. You need to understand who you're dealing with first. Here are some questions I'd ask if I were in your shoes:

  • How long have you been in business under this name? A lot of fly-by-nighters pop up every spring. You want someone with a track record.
  • Can you provide references from local jobs, ideally within the last year? And don't just take their word for it. Call those references. Ask about the quality of work, if they stuck to the timeline, and if they cleaned up properly.
  • Are you licensed and insured for asphalt work in Colorado? This is non-negotiable. If they're not, you're opening yourself up to huge liability if something goes wrong. Ask for proof of both general liability and workers' compensation insurance.
  • What's your warranty on the work? What does it cover, and for how long? A good contractor stands behind their work. Make sure you get it in writing.
  • Who will be doing the actual work? Your crew or subcontractors? Sometimes, a company will bid a job and then sub it out to the cheapest crew they can find. You want to know who's showing up on your property.
  • How do you handle unexpected issues? Sometimes you uncover old concrete or a drainage problem once you start digging. A good contractor will have a clear process for communicating and resolving these.

Decoding the Quote: What to Look For

Once you've got a few quotes, don't just compare the bottom line. You need to compare apples to apples. A cheap quote often means cheap work or missing details.

  • Is it detailed? A good quote isn't just a single number. It should break down the scope of work: how much excavation, what type of base material and how thick, the asphalt mix design (e.g., Superpave, typically a 1/2-inch or 3/4-inch mix for residential driveways), and the compacted thickness of the asphalt.
  • Does it specify materials? What kind of aggregate base are they using? What's the asphalt binder grade? You don't need to be an expert, but seeing these details shows they're not just guessing.
  • Are prep steps included? Things like proper subgrade preparation, grading for drainage away from your house (critical in Fort Collins with our freeze-thaw cycles), and compaction of the base are vital. If it's not in the quote, it might not be getting done.
  • What about cleanup and disposal? Make sure they're responsible for removing all debris and leaving your property tidy.
  • Payment schedule. Reputable contractors usually ask for a deposit, but be wary of anyone asking for 50% or more upfront, especially if they haven't even started. Final payment should be due upon satisfactory completion.

Red Flags You Can't Ignore

Trust your gut, but also look out for these clear warning signs:
